Johnny and his team at the Johnny Diaz Group pulled off an outstanding job for us to land our dream home! My parents and I found the perfect house in the perfect neighborhood. We had a .01% chances of getting it, because we were one of 12 offers. The seller had accepted the first offer and we were very disappointed we didn't get the chance to compete. Johnny with his "yes we can" attitude stayed in touch with the sellers agent the entire time just in case something was to happened with the current contract or financing fell through. He coached us through the "ups and downs" and as luck would have it the financing fell through on the first offer. Then he came with his negotiation skills. Johnny was able to negotiate with the selling agent and was always communicating with us on how to put our best foot forward. As it turns out, everything he did worked perfectly and we got the house! Johnny Diaz and his team, genuinely cares for their clients. He is not in real estate like so many others to just "sell houses". He builds and sustains relationships with everyone and truly cares about what happens. I wrote down all the important questions to ask realtors during the interview process and what the proper advice / answers should be from a good realtor. I interviewed 2 agents and Johnny Aced all of my questions. Johnny understands my market of Montgomery County and knows how to best help his clients.The advice Johnny gives is great and backed by data and his experience. He never sugarcoated any details - I understand the pros / cons of buying or selling in any market is challenging. Johnny's advice was direct, he explained everything before I could ask the question. It truly shows his experience as a realtor and helped me make decisions for my best interest.I can only speak from a seller but his strategy to market and sell my home was more than I could imagine. He explained the advertising strategy of local postcards, professional pictures and video (to name a few). I noticed Johnny couching and producing the photographer and videographer on how to best capture the charm of my home with the best angels. His attention to detail is what I believe helped my home sale faster and over asking price. Johnny picked out a modern fresh paint color, recommended upgrades that added better resale value and made me stick out from other homes in my neighborhood.Responsive time was great, I always got a return call, text messages answered and emails replies.
